My family has had a second home at the base of PCMR for 36 yrs.
I don’t believe the PEG proposal is in line with the municipal code 15-6-6.
I also think any proposal should follow the 1998 DA. It was put into place for a reason, so that the development of the base area would be appropriate for the area. PEG doesn’t even come close to the spirit of the 1998 DA.
Where is the Mountain View corridor?
Where are the pathways for people to walk through, not around a massive building on the B lot.
Also, the D building’s highest end needs to be towards the mountain, not the residences.
There should not be a parking garage entrance to building D on empire right by a round about .
The mass and height of the buildings brings in a big city feel, not a PC vibe.
There have to be safe bridges or underground walkways on 14th , 15th and to the resort from the B building at least. This will be safer and keep the flow of traffic moving.
I have great concern that the shadowing of these building will block the sun to the neighboring homes completely.
The traffic and parking is going to be awful. There has to be some sort of provisions to help the neighborhoods deal with the overflow parking into their parking lots and traffic.
Just because the developer doesn’t want to go to the expense of underground garages, isn’t a reason to change that from the 1998 DA.
This wasn’t developed before because it was a different owner, not because it wasn’t feasible.
We want a developer that wants to follow PC’s vision , not their own just to make money.
How about a bigger bus depot, more buses, and all electric buses.
We have an opportunity to make this base area great or an eyesore forever. It needs to be practical to pedestrians, cars, emergency personnel, and enhance the experience, or people will go elsewhere.
What if the project isn’t completed?
Where is the landscaping?
If PEG was really listening, they would make bigger changes .
